How Stays Work on OnKohLanta.com — Minimum Stays, Prices and Booking
Every home on OnKohLanta.com is a real place with its own owner, so a few things — how long you need to stay, what a night costs in a given season, what else you pay the owner — are set home by home. This page explains how those pieces fit together, so the numbers you see on a listing make sense before you choose dates.
Each home sets its own minimum stay
There is no single minimum across the site. Each owner chooses one, in nights or in months, and you’ll see it on the listing next to the price and again on the booking page — for example “min. 28 nights” or “3 months minimum”. If your dates are shorter than a home’s minimum, the booking page tells you before you get anywhere near paying.
You can arrive on any day; stays aren’t tied to the start of a month.
Nightly prices, and the monthly figure
Prices are set per night. The nightly price you see already includes our 10% service fee — there’s nothing added on top of it at checkout.
Because most people staying a while think in months, listings also show a monthly figure. That’s simply 30 nights at the home’s standard nightly price: a guide for comparing homes, not a fixed monthly rent.
Prices can change by season
Owners can set different prices for different times of year, and for particular dates. So the total for your stay is worked out night by night for the dates you choose. Pick your dates on a listing and the quote shows the real total for that stay — which may be higher or lower than 30 × the standard nightly price.
What your quote shows
When you choose dates, the booking page breaks your stay down into:
- The stay total, with our service fee shown inside it.
- A reservation payment, which secures your dates. It’s part of the stay total, not an extra charge.
- The rest, paid to the owner when you arrive.
- Anything else the owner charges directly, listed separately under “Also paid to the owner” with its amount — so nothing turns up as a surprise later.
Paying online, or sending a request
How the reservation payment works depends on how bookings are being taken at the time, and the booking page always says which:
- Paying online: you pay the reservation payment by card, we hold your dates while you pay, and we then confirm with the owner.
- Sending a request: you pay nothing yet. We hold the dates while we check with the owner, and once they confirm, you pay the reservation payment by bank transfer.
Either way, you’ll need an OnKohLanta.com account so you can follow your booking and message us. Before you book, read the booking terms — they explain what happens to the reservation payment if you cancel.
Not sure a home fits?
Ask us from the listing before you book — about the dates, the deposit, the road in, or anything else. If you’re still deciding where on the island to stay, compare Koh Lanta’s beaches first, and read what long-term renting here is like.
