Booking & cancellation terms

Your stay and price

Each property specifies its own minimum stay, in nights, weeks or calendar months. Prices are calculated nightly for your selected dates. Every price shown includes OnKohLanta.com’s 10% service fee, added to the owner’s price.

You pay the owner’s reservation deposit plus our service fee in advance — online by card, or, when you send a booking request, by bank transfer within 48 hours of the owner confirming your dates. Your quote shows the remaining balance, which you pay directly to the owner on arrival. The reservation deposit is an advance towards rent, not a refundable damage deposit.

Owner confirmation

Payment does not itself confirm your stay. We check availability with the owner, who confirms within 24 hours, and send you confirmation. We release the owner reservation deposit only after the owner confirms availability.

If you cancel

Your online payment is non-refundable if you cancel. This includes the owner reservation deposit and our service fee. Cancelling releases your dates and no arrival balance is due. An unpaid reservation can be cancelled without a charge.

For a cancellation during an ongoing stay, contact our team. Date changes require a new availability and price check; they are not guaranteed.

If the property cannot be provided

If the owner declines the booking or we cannot confirm it within the confirmation window, the full online payment is returned. Refunds are complete only when the payment provider confirms them; the time to appear in your account depends on your payment provider.

Paying the owner on arrival

The balance due on arrival, and anything else you agree with the owner — such as a damage deposit, utilities or extra services — is paid directly between you and the owner. OnKohLanta.com does not take part in those payments and cannot settle disagreements about them.
